Introduction
When it comes to transforming your home through remodeling or renovation, understanding the process is just as crucial as the vision you have for your home. This series of blog posts offers a clear roadmap through the often complex stages of home improvement.
Background
When I started this journey of creating an online business to help homeowners with their remodeling and renovation projects, I knew I had to create real value and not just pitch a business idea. Last week, I updated everyone on where my business idea is. This week, I am starting a series of posts that might give some clarity to those of you thinking about remodeling your home.
The Importance of Correct Order
One aspect of home remodeling and renovation I've always emphasized is the importance of doing everything in the correct order. I often see homeowners who want to jump ahead in the process without doing the work necessary to be ready. This is the typical two steps forward and one step back scenario. Home remodeling and renovation is hard enough without making it even harder on yourself. Patience is indeed a virtue and yours will pay off by using your time and resources efficiently.
The Four Phases of Home Construction Projects
There are 4 phases to any successful home construction project, whether it’s a remodel, renovation, flip, home improvement, or new construction project:
- Establishing your budget, scope of work, and estimated costs.
- Presenting your project for design and contractor bidding.
- Construction
- Close Out:
I plan to write and share detailed information on each of these steps. I've already completed an ebook on the first phase titled On-Budget: The Homeowner's Guide to Planning and Budgeting for Remodeling and Renovation, for which I am also currently developing a video course. I would like to start sharing this knowledge through my newsletter and social media to empower homeowners everywhere to do remodeling right.

Delving into the First Phase
Within this first phase of establishing your budget, scope of work, and estimated costs, there are seven steps that I will cover in subsequent posts. These are:
- Visualize the results you hope to achieve - Your Why.
- Establish your budget in which professions you will hire - Your How
- Define and outline the scope of work - Your What
- Research and create an estimate of costs.
- Enter your scope of work and initial budget estimates into the On-Budget (or your own) spreadsheet.
- Include a 15% to 20% budget contingency and look for anything you missed.
- Set priorities and trim the project and costs to fit your budget.
What’s Next?
After completing these steps, you can move on to phase 2 - Present Your Project for Design and Contractor Bidding. I plan to combine these first two phases into one course that will take a homeowner from idea to having a contractor ready to start work. Future material will then delve into managing the construction process and closeout. When combined, this material will be everything a homeowner needs to complete a remodeling or renovation project on-time and on-budget while getting the results they deserve.
FAQs on Home Remodeling and Renovation
- Why is budgeting so crucial in the remodeling process?
Budgeting acts as the backbone of your remodeling project. Without a clear budget, homeowners may find themselves overspending or, conversely, cutting corners where they shouldn't. A well-defined budget ensures a balance between what you desire and what you can afford, minimizing financial stress and potential regrets.
- How do I find trustworthy contractors for bidding?
Research is essential. Start by asking friends and family for recommendations, then check online reviews and the Better Business Bureau. Always request and follow up on references, and be wary of bids that are significantly lower than others; they might be cutting corners.
- Why do I need a contingency in my budget?
No matter how thoroughly you plan, unexpected expenses can arise during a remodeling project. From discovering mold behind a wall to deciding on a last-minute design change, a contingency ensures you're financially prepared for these unexpected costs.
- How do I ensure my project stays on-time and on-budget?
Establishing a budget and project schedule upfront is essential. This should all be in writing with regular communication between you and your contractor after work starts. Establish check-in points, and make sure both parties are clear on expectations. Proper planning and communication will solve most problems before they start.
- How can the "On-Budget" ebook help me in my remodeling journey?
The "On-Budget" ebook offers step-by-step guidance for planning and budgeting your remodeling project. It dives deep into the first phase of the remodeling process, helping homeowners set clear expectations and prepare for the journey ahead.
